Minor Plumbing Leaks Inspection: What Inspectors Flag and What to Fix

If your home inspection report came back with minor plumbing leaks on the list, take a breath. I get calls about this all the time from homeowners in Lake Zurich and the surrounding area, and my answer is almost always the same: these are minor and easily fixed. A drip under the sink or a slow leak at a supply line is not a plumbing emergency. It's a straightforward repair that can usually be handled in the same visit as your other inspection items.

Why Minor Plumbing Leaks Get Flagged

Inspectors flag anything that shows active moisture or has the potential to cause damage over time. Even a slow drip at a drain trap or a weeping supply line gets noted because left alone, small leaks can stain cabinets, cause swelling, or create conditions for mold. That doesn't mean they're urgent, but it does mean they need to be addressed. The most common items I see flagged include:

• Drips at shutoff valves or supply lines under sinks
• Loose or deteriorated drain connections
• Slow leaks under bathroom vanities
• Running toilets or silent tank leaks
• Moisture or staining inside sink cabinets

The One Thing Most Homeowners Get Wrong

People panic. They see "plumbing leak" on an inspection report and immediately picture water pouring through the ceiling. That's almost never what we're talking about. These are typically slow drips at a connection point, not a pipe about to burst. If you're genuinely worried about it getting worse before I can get there, you can isolate the leak yourself by shutting off the supply valve under the sink or behind the toilet. Once the source is identified, most of these repairs are quick. They don't require opening walls or major plumbing work. Common fixes include:

Safe Things to Check Before Calling

If you want to do a quick check before scheduling service, here are a few things you can safely look at on your own:

• Look under sinks for moisture, staining, or swelling in the cabinet floor
• Check supply lines and shutoff valves for visible drips
• Test toilets for silent leaks by putting a few drops of food coloring in the tank and waiting 10 minutes without flushing
• Feel around drain traps for dampness

If anything looks actively wet or continues to drip, shut off the supply valve and give me a call. Don't let it sit.
